Generally speaking, we offer fully managed or let only services. Within these two packages we offer a range of services, including property marketing, tenant referencing, AST preparation, rent collection, maintenance coordination, and property inspections.

We conduct a thorough market appraisal by considering factors such as location, size, amenities, and current rental market conditions. This appraisal helps us determine the optimal rental price for your property.

We utilise various marketing channels and platforms to attract potential tenants including Rightmove and Zoopla. Once we receive an offer, we will seek your approval to start our referencing process to ensure the suitability of prospective tenants. We then share the reference reports with you for your approval prior to issuing contracts for signing.

We typically conduct periodic inspections every 3 to 4 months to ensure the property is well-maintained and identify any potential issues. We provide a detailed report after each inspection.

We have a strict rent collection process in place. If a tenant fails to pay rent on time, we will follow up with reminders and initiate appropriate actions if necessary. Our goal is to ensure timely rent payments and resolve any payment issues promptly.

Tenants can report repair and maintenance requests through our online portal or by contacting our office directly. We have a network of trusted contractors who can promptly address these issues on your behalf.

Security deposits are always held in a separate account that complies with legal requirements.

The terms and conditions for terminating a tenancy agreement are outlined in the lease agreement. Typically, there is a notice period that either party must provide. We can provide guidance on the specific terms and help facilitate a smooth termination process.

If you will be living overseas for over six months, you’ll need to register with HMRC. It’s best to do this before you let your property, otherwise we are legally required to deduct tax from any monies we collect for you. The HMRC site has full details on how it works.
