There are many solicitor firms that offer a conveyancing service to people buying and selling property. We would always recommend to work with a firm that gives personal service and good customer care to ensure there are no delays in the process. When purchasing any property we would always recommend to have a survey carried out. Should you be using a mortgage, a survey will be a requirement of the lender before they release funds. We will always attend surveys to ensure surveyors have all the information they require to complete their report, thus speeding the process up.
This is the time when you are required to sign the contract and exchange with the seller. Upon exchange the purchaser will have to pay a deposit, usually 10% of the purchase price. Once exchange takes place, both parties are both committed to the transaction.
Upon completion, the balance of the funds is due and once the goes through, you will now be the legal owner of your new property. The stamp duty land tax will also be due at this point if applicable. You will be handed keys and the deeds to the property and will be able to proceed to move into your new home.
